Escape of water claims: what’s covered and what isn’t

Escape of water — water leaking or escaping from pipes, tanks, appliances or fixed systems — is one of the most common and costly home insurance claims in the UK. Whether a claim succeeds usually turns on whether the escape was sudden and unforeseen.

What’s usually covered

Sudden, accidental leaks from plumbing, heating systems, baths and appliances are normally covered, along with the resulting damage to buildings and contents.

What’s often excluded

Gradual leaks, wear and tear, and damage from poor maintenance or known defects are typically excluded. Insurers expect homeowners to maintain the property. Many policies also cover trace and access — the cost of finding and reaching the leak — though limits apply.
