Landlord liability insurance

Landlord liability insurance covers injury or damage to others at your property. Understand why it matters even for careful owners and what it pays.

Landlord liability insurance covers you if a tenant, visitor or neighbour is injured or suffers loss because of the property or your actions as landlord. It is a core part of a landlord policy, though the limit and scope vary.

What it covers

The policy pays compensation and legal costs if you are found liable, for example a tenant injured by a faulty stair or a leak damaging a neighbour’s flat. It sits alongside your buildings and contents cover. Our guide to landlord buildings vs contents explains the rest of the package.

Limits and conditions

Policies set a liability limit, often £2m or more. They expect you to maintain the property and meet legal duties such as gas and electrical safety. Failure to do so can undermine a claim. Our explainer on exclusions covers how conduct affects cover.

Some policies add employer’s liability for cleaners or gardeners you hire. If a claim is mishandled, our guide to complaining and the Financial Ombudsman are the routes to challenge it.
